    Buyer Specialist - Realtor

    This position has a high impact on our organization, so you may spend up to 6 weeks training as an Inside Sales Agent before transitioning to Outside Sales. We want to give you every tool we can to enable you to be extremely successful.

    Responsibilities

    • Prepare for client meetings by conducting appropriate research in advance.
    • Win new clients by presenting The Trisha Cook Team's unique value proposition, guiding clients, answering questions, and kicking off the home buying process.
    • Establish, develop and maintain positive client relationships throughout the sales cycle, and help clients understand next steps throughout the home sale process.
    • Negotiate offers and successfully guide clients through the contract process through closing.
    • Advise clients regarding inspection periods, next steps, etc.
    • Expedite the resolution of client concerns and complaints to maximize client satisfaction.
    • Partner with our Marketing Team to adjust marketing strategies as needed.

    Requirements

    • Willing and able to obtain a real estate license. (You do not need real estate experience to apply!)
    • 6+ years of experience in the corporate world in a sales position or in a role requiring contract negotiations or managing vendor relationships. OR 6+ years of management in the services sector (restaurants, high-end retail, etc.).
    • Excellent selling and negotiation skills. Willing to learn and practice new sales skills.
    • Prioritizing, time management and organizational skills.
    • Exceptional communicator, able to adapt your communication style to meet your client's needs.
    • Highly motivated and target driven, with a proven track record in sales or of meeting ambitious goals.
    • Must be willing to regularly work evenings and weekends, and willing to regularly work 60+ hours per week to meet your goals. (Since this is a real estate role, we have to be available when our clients are available. They are often only available outside of normal business hours. Just know that high pay like what we are giving the opportunity to earn requires sacrifice)
    • Willing to accept phone calls and follow up with clients between 8 AM and 8 PM daily (including Saturday and Sunday).

    Compensation & Benefits

    • During initial training, nominal base pay
    • As a Buyer Specialist pay is commission only with the potential to earn $100,000 - $200,000.

    Closing Coordinator

    We are in search of a self-motivated, assertive, accountable, action-oriented, and optimistic individual who thrives in a fast-paced environment with a lot of moving parts to join this agent's team. The perfect team member will be an outside of the box thinker and a problem solver who is always looking for ways to improve processes.

    In addition to having or gaining the entire skill set of an accomplished real estate professional, you will be helping to manage a small company. We hope you like variety and are stimulated by diverse work responsibilities. Small business owners wear a lot of hats; as the Transaction Coordinator, you will too!

    This individual will receive mentoring and coaching from the best leaders in the real estate industry. They will be exposed to HUGE opportunities and a career that will take them to places they never dreamed.

    Compensation:

    $30,000 - $40,000

    Responsibilities:

    • Responsible for the processing of all contracts through closing.
    • Establish an effective line of communication between agents and clients.
    • Assures that all post-closing disbursements, filing, and procedures take place.
    • Responsible for keeping the entire team updated on the progress of all contracts and advises team members when they need to become involved in negotiations or problem resolution.
    • Maintains all vendor and service provider files.
    • Can work well independently, but also realize the value in working on a team.

    Client Concierge-Inside Sales Associate:

    The Inside Sales Agent (ISA) is an in-office position that requires a person with very strong verbal communication, listening and interpersonal skills. The ISA is responsible for nurturing and building deep relationships with our online consumers. All leads for the ISA will be provided by The Trisha Cook Team's online lead generation process.

    The ISA will report directly to management and work closely with our in-house Sales Team of agents. This position is approximately 40 hours per week in the office. You will gain invaluable knowledge of real estate transactions from all phases and learn the process from some of the best in the business. Compensation is an hourly rate, plus bonuses on converted leads who become closed transactions. Potential commissions have no limit and results are based on what you put into the position. The better you “vet” the costumer for the sales team, the better their chances are for conversion. Success in this position requires symbiotic teamwork and dedication by the ISA and SDT.

    Responsibilities, Duties, and Requirements: 

    • Help develop & customize, practice, memorize, and internalize scripts at least two hours per week in both 1-on1 and group role-play sessions.
    • Work a pre-planned schedule of approximately 40 hours per week, in the office.
    • Prospect within our existing, extensive database of online customers at least two hours per day and make a minimum of 100-150 contacts per day through a combination of calling, emailing, texting existing online customers currently registered with The Trisha Cook Team.
    • Cultivate buyer and seller leads created by the inbound efforts of the TC Team online campaigns on Facebook, PPC ads, Zillow/Trulia, etc.
    • Create and execute follow-up for leads which have been active but are not yet ready to buy/sell.
    • Once appointments have been set, distribute the lead(s) to an agent on the team.
    • Stay in close contact with the agent(s) and update their progress in the notes of the customer's profile on the website's backend.
    • Track weekly, personal goals & progress and provide an update to management.
    • Track and record the  agents' conversion rates and provide a written status report monthly to management.
    • At least one year of inside sales experience preferred.
    • Active GA Real Estate License preferred

    Goals: 

    • Maximize conversion ratios for TCT agents by setting appointments with well-vetted leads.
    • Successfully manage time to build meaningful relationships with new leads and nurture current leads.
